When office attendance dropped from five days a week to two or three, the daily journey stopped being the thing that ruled an area out. Distance still counts, but differently, and places once dismissed as too far now sit comfortably on shortlists.

What replaced the old rule of thumb is a more awkward set of trade-offs. Buyers weigh the journey on the days they travel against space, price and how well the house works on the days they stay put. Anyone moving on that basis has to be honest about how many office days the job really involves, because the answer changes which towns make sense.

Why the search area widened

Two office days a week turn a fifty minute train journey into something most people will accept, which opens up towns a daily commuter would rule out. Cost works the same way. Rankings of best-value commuter towns weigh the price of a three-bedroom house near a station plus a year’s season ticket against the cost of living close in, and towns well over an hour out still come out cheaper.

The towns that gained most

Places sitting between two cities have done particularly well, because a household with two people working in different directions needs a station rather than a short drive. Buyers comparing houses for sale in Brighouse with equivalent streets closer to either Leeds or Manchester tend to find they get more room for the money, and the trade-off falls on two or three travel days instead of ten.

Price is only half of the picture. What a town gives you on the days nobody leaves it matters just as much, which is why places with a working high street, decent primaries and somewhere to sit with a laptop have pulled ahead of dormitory estates with a station and little else.

Rail times do more work than mileage

Journey time and reliability now carry more weight than the miles on a map. Upgrade work across the Pennines is expected to bring the Leeds to Manchester rail journey down to around 42 minutes, which changes the arithmetic for every town on that line. Check the timetable at the hours you would travel, since the quickest service often runs once an hour and skips the stations between.

What buyers want inside the house

Somewhere to work has become a requirement rather than a bonus. A box room with a door beats a larger room shared with a bed for anyone taking calls, and two people at home on the same day need two places to sit that aren’t the kitchen table. Broadband speeds vary street by street, so check the address rather than the postcode.

Where the calculation can go wrong

Office policies change, and a house bought around two travel days becomes harder work if that becomes four. Ask what the commute would cost in money and hours at the least generous pattern the job might move to, and buy somewhere that still works under it. Towns within reach of more than one employment centre leave room to change jobs without moving again.

Hybrid working has changed where people look for a home, and the effect shows up most clearly in the towns buyers are now willing to consider.
